We are pleased that you have inquired about our rental properties here on the Bolivar Peninsula. All of our vacation rental properties are completely furnished including kitchen appliances, cooking and dining utensils. At our vacation rentals you can enjoy the sunrise on the Gulf of Mexico and the sunset on Galveston Bay. The fishing is wonderful, whether you are on a boat in the Gulf or Bay, or just fishing the surf or off the cut at Rollover Pass in Gilchrist. You can watch the tugboats and barges go by at your favorite seafood restaurant on the water or just sit back and enjoy your vacation at the beach! We look forward to serving you with all of your rental needs.

We are located on the Bolivar Peninsula, approximately 11 miles from the Galveston-Bolivar Ferry and approximately 13 miles from High Island, in the heart of Crystal Beach on Highway 87 which is adjacent to the entrance to the Emerald 2 sub-division.

Winter Season:
January 1 thru May 4, 2017 and September 6 thru December 31, 2017

Summer Season:
May 5, 2017 thru September 5, 2017

Length of Rental:

Rental weeks are available in two options:
1: Monday @ Noon to Sunday @ 3:00 pm or:
2: Friday @ Noon to Thursday @ 3:00 pm.

Weekends are booked ONLY when they do not present a possible time loss. However, off-season can be booked anytime as long as it is a two-day rental.

Holiday Rates:

Holiday rates will apply as follows: SPRING BREAK, MEMORIAL DAY, JULY 4TH, LABOR DAY, THANKSGIVING, CHRISTMAS AND NEW YEAR’S EVE.

General:

Please remember that you are renting someone’s personal home and we ask that you treat it as if it were your own and take care of it as such. Some Owners keep items locked in cabinets or closets. Please do not go into these areas, as they are the Owners´ personal property. Please do not burn candles or hurricane lamps, even if the Owner has supplied them. For safety reasons, please bring flashlights for your evening walks, or if there is a power failure, etc.

Our vacation rentals are ONLY for families and responsible adults over the age of 25. Please designate one person in your party to be responsible for all payments and correspondence regarding your reservation and plans.

Any use of the home for purposes other than family vacations must be addressed at the time of reservation. Occasions such as parties, weddings, receptions, Company gatherings, or picnics must be requested in advance and approved.

Our property Owners will not allow any rentals for Spring Breakers, Proms, Graduations, Fraternities or Sororities, NO EXCEPTIONS. Occupancy for each rental home is designated by the property owners and will be strictly enforced. No overcrowding. NO EXCEPTIONS.

Keys will be given to adults only and we will require a copy of their valid Driver’s License. No after hours keys will be given out.

Deposits and Fees are as follows:

One half of all charges (rental fee + 6% hotel tax + $35.00 processing fee + sanitation fee) will be required as a reservation deposit. The reservation deposit must be received within seven days of confirmation or a cancellation will automatically occur. The remaining charges plus $100 non-refundable pet fee (where applicable) and the damage deposit will be due upon check-in. Personal checks will be accepted for rentals if received at least 14 days or more prior to arrival. Rental payments at check in must be made by either Cash, Money Order, Cashier’s Check, Visa, Mastercard, American Express or Discover card, ONLY.

Check-in time is 12 Noon. If you plan to arrive after 5:00 pm, please contact our office at least 24 hours in advance to make arrangements for late check-in. If you do not make arrangements for a late check-in and you arrive late, a $50.00 fee will be deducted from your damage deposit. Alternatively, you may not get into your rental until the following day.

Check Out Times & Cleaning:

Check out is promptly at 3:00 pm. If you check out late you will be charged $50.00 per hour until the keys are returned to the office and the rental property is vacated. This fee will be deducted from your damage deposit. On vacating the property please bag all trash and place outside in the receptacle. Please empty the refrigerator. We shall arrange to clean the property after you leave. Tenant is also responsible for removing all personal items from the property. Lost items will be stored for 10 days before being donated/disposed of.

Please drop the keys off at the RE/MAX On The Water office and let us know how much you enjoyed your stay.

Reminder:
Any keys not returned at check out will be subject to a $25.00 charge. If it requires replacement of the door locks, the costs for replacement will be deducted from the damage deposit

Cancellations and Refunds:

We understand there can be unforeseen emergencies that could cause you to cancel your reservation. We will try to resolve any and all situations with you. However, please note our cancellation policy. Once your reservation is confirmed with the advance payment and the signed contract, any cancellation, changes of date or switching of homes will invoke our cancellation policy. RE/MAX On The Water – Bolivar reserves the right to substitute an equal rental property if necessary, or, at our option, make a full refund. There is no refund for appliance failure, utility failure, internet failure or circumstances beyond our control. We do not give refunds for rainy days or overcast skies. We also do not charge more for beautiful days at the beach!

Cancellation of a rental prior to 21 days of the date of arrival will receive a refund less a cancellation fee of $50.00 and $35.00 reservation fee.

All refunds of deposits, etc. will be disbursed within 30 days of your departure as long as you leave the property clean, as you found it, and there is no damage or missing items.

Refund of damage deposit and cancellation checks are issued within 30 days after departure.

Pets:

A non-refundable pet fee of $100.00 will be required for all rental properties which allow pets. Violation of the pet policy may invoke the damage deposit to be held and/or immediate eviction without refund.

Hurricane Policy:

In the event of the issuance of a COUNTY MANDATORY EVACUATION, we will pro-rate your rent and credit you for the number of nights you could not occupy the rental property.

Maintenance:

We have a terrific maintenance staff. We make every effort to keep each property and it’s equipment in good working order prior to your arrival. However, there may be times when repairs have to be made while you are occupying the property. We will try to schedule the repairs at a convenient time but we are unable to make any guarantees. We offer a 24 hours EMERGENCY service, so if you have a problem give us a call at 409-684-3377 Ext 18. We will do our best to have a resolution within 24 hours of you contacting us. Service call fees and repair fees resulting from carelessness or abuse will be deducted from your damage deposit and a copy of the repair bill will accompany your refund statement. No rate or refunds will be given for malfunctioning or missing equipment.

Damage Responsibilities:

You will be responsible for all damages to your vacation rental property and its contents. All costs associated with repairs, excessive clean-up or replacement of contents shall be deducted from the damage deposit. In the event the damage deposit does not cover the cost of repairs or replacement, you must pay the additional cost within 15 days of receipt of notice of costs.

Smoking Policy:

There is a NO-SMOKING Policy in all of our rental properties.

Golf Cart Rental:

There are a few companies offering golf cart rentals, give us a call and we will be happy to refer you to one of them.

Beach Parking Permits:

Galveston County requires all vehicles and golf carts parked on the Bolivar Peninsula beaches display a parking permit. The permit costs $10.00 which can be purchased at RE/MAX office or at any convenience or grocery store. Properties that are also listed for sale:

Some rental properties are for sale. If the home you have rented from RE/MAX On The Water does indeed go into the sales program, a RE/MAX Sales Agent may contact you to schedule a viewing or an inspection. Your inconvenience will be minimal. If your rental property should sell before you arrive, we will do our best to move you to another rental of equal value or give a full refund of your deposit.

Linens:

Linens are not provided by the Owners. You will need to bring your own bed linens and towels, etc, sufficient for your group. LINENS MAY BE PROVIDED FOR AN ADDITIONAL CHARGE.
